Once planning permission has been given, more detailed plans can be created to make sure that all building materials are bought and in place at the right time.

These materials will need to be costed and, where possible, sustainable resources will be used. People will start marking out where the houses and access road will be located and make sure that the site is properly secured.

The first stage on most housing developments is to install and connect the access roads as construction delivery vehicles will need to use these as well as the residents.

Water, gas, electricity, drainage and communication links are usually included in the road construction. At all times the costs will be monitored to ensure that it is delivered on time and on budget. The Commercial Department has many specialists who make sure that the workers and suppliers are paid and that everything is constructed to the plan and to health and safety building regulations.

Once all permissions have been given and a final design has been approved, the actual construction work will start on site.

This is the part of the process which is most visible and where craft trades are required (for example, groundworkers, bricklayers, joiners, plasterers, painters & decorators and many more!) This is where the vision and planning becomes a reality!
